The estimated value provided by this calculator is based on the following parameters:

  1. Unit Income: Each storage unit is assumed to generate $120 monthly. The annual income from all units is calculated by multiplying this rate by the number of units and then by 12 months. at 100% Occupancy
  2. Parking Spot Income: Each parking spot is presumed to yield $45 monthly. The yearly income from parking is computed by multiplying this rate by the number of spots and then by 12 months.
  3. Additional Income: Any other annual gross income can be included in the calculation.
  4. Expenses: A default expense ratio of 40% is applied to the total gross annual income (sum of incomes from units, parking spots, and additional sources) to estimate operational costs.
  5. Facility Value: The net operating income (NOI), derived after deducting expenses from the total gross income, is divided by a capitalization rate (cap rate) of 6%. This provides the estimated value of the facility.

  1. Gross Income: Annual total income from the facility's operations.
  2. Detailed Expenses: Comprehensive annual costs categorized into:
    • Property-Related Expenses (tax, maintenance, etc.)
    • Operational Expenses (utilities, security, etc.)
    • Administrative and Staffing Costs
    • Marketing and Customer Management
    • Insurance and Legal Fees
    • Financial Obligations


  1. Calculation Method: The calculator subtracts total annual expenses from gross income to derive the Net Operating Income (NOI). The estimated facility value is then calculated by dividing the NOI by a capitalization rate (cap rate) of 6%.
